A historic countryside pub is on sale for £550,000. The Kings Head, a Grade II listed coaching inn, is located in the quaint village of East Hoathly, set between Hailsham and Uckfield. This is the first time the pub has been on the market since 1995.
The current owners are selling the business to retire. According to property agents Sidney Phillips, the inn was originally built as a school and later converted into a public house in 1760. It served as a coaching inn on the London to Eastbourne road.
The pub boasts a character-filled bar and dining areas that can seat around 50 people. The main bar is styled with tiled flooring, exposed timbers, and decorative hops. The other drinking and dining areas have exposed brickwork, a brick fireplace, carpeted flooring, and a seating capacity of 48.
The inn also has a fully equipped trade kitchen with stainless steel commercial units and separate ladies and gentlemen's toilets. Outside, the inn features a car park for eight vehicles, a front patio with seating for 30 to 40 people, and a rear garden with mature flower beds and space to seat up to 50.
Sidney Phillips says The Kings Head is the only pub East Hoathly village, which has made it a popular spot with the locals. The pub holds many CAM.
